Everything LARIX can do

A complete tour of the two tools, every panel, and how the free / Pro model works.

Overview

What is LARIX?

LARIX is a stewardship-minded finance workbench with two tools under one design system: Underwriting IT for Italian real estate, and Portfolio Analyzer for markets. Core features are free; “Pro” analytics are unlocked by giving back (honor system).

  • Two tools, one identity — switch between them from the toggle inside the workbench.
  • Built for calm, long financial sessions: high-contrast, tabular numbers, no visual noise.

Local-first & private

Free

The Underwriting tool runs entirely in your browser — no account, no server round-trip.

  • Your assumptions and results live only in your browser’s localStorage.
  • Refresh-safe: scenarios persist between sessions on the same device.
  • Portfolio Analyzer only sends the tickers and dates you pick, to fetch market data.

Bilingual

Free

Every screen, label, tooltip and risk message is available in English and Simplified Chinese (中文).

  • Switch language from the EN / 中文 toggle in the header of any page.
  • Your choice is remembered and shared between the landing pages and the tools.

No chart libraries

Free

All visualizations are hand-rolled SVG: equity curves, allocation bars, sensitivity heat-maps and amortization charts.

  • Fast to load, crisp at any zoom, and print-friendly.
  • Tabular figures so every column of numbers aligns perfectly.

Tool 1 · Underwriting IT

Real-estate underwriting

Model Italian property deals end-to-end, entirely client-side. Two modes cover income properties and development projects, each with a full return profile and automatic risk flags.

Rental mode (Ricettivo)

Free

Underwrite an income property (e.g. short-let / hospitality) with seasonal revenue and full mortgage financing.

  • Inputs: purchase price, renovation, rooms/units, seasonal ADR & occupancy, operating costs, mortgage (rate, term, LTV).
  • NOI — Net Operating Income: rental revenue minus operating costs, before debt.
  • Cap rate — NOI ÷ property value: the unlevered yield.
  • DSCR — Debt Service Coverage Ratio: NOI ÷ annual debt service; above 1 means debt is covered.
  • Cash-on-cash — annual cash flow after debt ÷ equity invested.
  • RevPAR, gross & net yield, and break-even occupancy — the occupancy needed to cover all costs plus debt.
  • Mortgage amortization chart: interest-only or French (equal-payment) schedule.

Development mode (Sviluppo)

Free

Underwrite a development / value-add project from land + construction to sale, with an interest-during-construction finance model.

  • Inputs: GDV (or price/m² × sellable area), land, construction €/m², soft costs, contingency, sale costs, equity share, rate, construction & sale months, target margin.
  • Profit = GDV − total project cost (including construction interest).
  • Profit-on-cost and Margin-on-GDV — profitability vs cost and vs sale value.
  • Annual IRR — annualized return on the monthly equity cash flows.
  • Equity multiple (MoIC) — euros returned per euro invested.
  • Residual land value — the maximum land price that still meets your target margin.

Italian taxation

Free

For rental income, LARIX compares the three Italian regimes side by side and highlights the most efficient one for your numbers.

  • Cedolare secca — 21% flat tax on rent.
  • Ordinary IRPEF — progressive brackets with the standard deduction.
  • Flat-rate / forfettario option.
  • Net-of-tax cash flow is shown for each, so the best choice is explicit.

OMI comparables

Free

Benchmarks your €/m² against the local OMI (Osservatorio Mercato Immobiliare) range, so you know if your assumption is realistic.

  • Shows whether your price sits within, below or above the OMI band.
  • A quick sanity-check against official market data.

Sensitivity 5×5

Free

A 5×5 colour-graded matrix that stress-tests any KPI against two key drivers, each varied ±20% around the base case.

  • Rental: occupancy × ADR. Development: sale price × construction cost.
  • The central cell is your base scenario; green = best, red = worst.
  • Choose which KPI to map (cap rate, DSCR, IRR, margin…).

Scenarios & Comparison

Free

Save any number of scenarios and put two of them side by side, with signed deltas.

  • Rename, duplicate and switch scenarios freely.
  • Comparison A vs B highlights which option is better on each KPI.

Export

Free

Share results outside the app in three formats.

  • Print-ready PDF report (clean, control-free layout).
  • CSV for spreadsheets.
  • Excel (.xlsx) workbook with the full breakdown.

Tool 2 · Portfolio Analyzer

Portfolio analytics

Analyze allocations, risk and returns on live market data, with crisp SVG charts. Core analytics are free; the deeper, institutional-grade tools are Pro.

Universe & prices

Free

Build a portfolio universe and load real historical prices.

  • Enter any tickers (stocks, ETFs, and crypto-miners) plus an optional benchmark.
  • Choose the period; prices are fetched live via yfinance.
  • The first fetch may take ~20–30s while the data backend wakes from sleep.

Fundamentals & valuation

Free

A per-ticker fundamentals table for quick valuation context.

  • P/E, EV/EBITDA, net debt, shares outstanding, market cap and last price.

News & web research

Free

Market context right next to your numbers.

  • Per-ticker news headlines with source links.
  • Optional live web search (Tavily) — the same engine as the /search demo.

Optimization & Allocation

Free

Compute optimized portfolio weights and see where risk really sits.

  • Strategies such as Max Sharpe and Min Vol, with a max-weight constraint.
  • For each strategy: expected return, volatility and Sharpe.
  • Allocation bars plus marginal risk contribution per asset — diversification isn’t equal weighting.

Equity curve & KPIs

Free

Visualize growth and per-ticker performance.

  • Base-100 equity curves for every ticker plus the benchmark.
  • Per-ticker KPIs: annualized return, volatility, Sharpe and max drawdown.

Scorecard

Free

A single 0–100 relative score to rank the universe at a glance.

  • Blends Return, Sharpe, Sortino, Calmar and drawdown, normalized across the group.
  • Verdict badges: LEADER / ABOVE AVG / AVERAGE / LAGGARD.

Walk-forward

Pro

A robustness test that avoids overfitting by validating on unseen data.

  • Rolling train/test windows (e.g. 252 / 63 trading days).
  • Out-of-sample Sharpe, CAGR and max drawdown.
  • Weight stability across folds (0–1) — how consistent the allocation stays.

Analyst toolkit

Pro

Four institutional-grade analyses in a single run.

  • FX decomposition — how much of an EUR return is the asset vs the currency.
  • Stress correlations — average correlation on normal vs worst days (diversification often vanishes in a crash).
  • Historical crash replay — how the current allocation would have fared in past crises.
  • Italian after-tax returns — gross vs net CAGR and the tax drag in basis points.

Backtest with costs

Pro

A realistic backtest that includes trading frictions.

  • Commissions (bps), slippage (bps) and rebalance frequency (D/W/M/Q/A).
  • Net Sharpe, net CAGR, net max drawdown, turnover and total costs.
  • Equity curve of the strategy after costs.

Underwriting bridge

Free

The explicit tie between the two tools.

  • Takes a holding (e.g. your top-Sharpe name) and lets you sketch a development deal.
  • Generates a link that opens the deal pre-filled in Underwriting IT.

Free / Pro

How the giving model works

Everything essential is free. “Pro” is not gatekept — it is unlocked by giving back, an honor-system flag. No payment and no card are required.

  • Free forever: the full Underwriting IT tool plus the core Portfolio Analyzer.
  • Pro (honor system): Walk-forward, the Analyst toolkit and Backtest-with-costs.
  • To unlock: in either tool click “I support this project” → “unlock Pro”.
  • Giving keeps the tools alive and free for everyone who comes after.
